30 Viveash Road, located in Middle Swan within the City of Swan, is a former residential property built in 1925. The building holds local heritage value and reflects the early suburban development of the area. Its adaptive reuse supports the evolving needs of the precinct while retaining its architectural character.
Ailtire Architects undertook a comprehensive inspection of the property—both internally and externally—to identify necessary conversion works. Termite damage was discovered in the rear timber structure, prompting targeted conservation efforts. A schematic design was developed to guide the adaptation, supported by input from a quantity surveyor, certifier, electrical and mechanical engineers, and security consultants. The scope included structural repairs, service upgrades, and layout modifications to meet office functionality and compliance standards.
These works ensure the building’s continued use while respecting its original form. Ailtire’s approach balances heritage sensitivity with practical adaptation, contributing to the sustainable reuse of Middle Swan’s built environment
